2024 Impact Report
Empowering the Church Through a Cycle of Generosity
Dear Friends,
We are so excited and grateful for your partnership and the lasting difference we helped make together in 2024, strengthening congregations, communities, and leaders across Texas and New Mexico. Together, we are creating new ways to do Christ’s loving work in the world.
First, let us share a few data points that mark a good year for us. We ended the year with $62.0 million in new investments, bringing us to $430.4 million in total funds managed for investors. The loan portfolio ended the year at $256.6 million, and we received $1.4 million in gifts to support churches and ministries and made $5.2 million in donor-directed distributions. Our grants ministry made $1.9 million in grants to 92 churches and ministries, serving over 488,000 individuals, and we invested $1.7 million in learning and innovation for leaders across the church.
Each number represents dreams made real through life-giving ministries and programs. These dreams become inspiring stories of impact, and we share them in the 2024 Impact Report and throughout our website. Every story represents countless others, and a few from 2024 truly standout:
Amazing Place in Houston, Texas, utilized a loan with flexible terms to open a second campus to help even more individuals with dementia and their families live lives with purpose and hope.
Rev. Jim and Donna Chandler established the Jim D. Chandler Fund, an endowment supporting local ministries in perpetuity at First United Methodist Church in Round Rock, Texas.
Women with Entrepreneurial Spirit, a Learning and Innovation cohort, came together at FAM Houston’s Shamba Ya Amani/Farm of Peace to envision the church as a healing hub.
Together, we are helping strengthen the church’s mission to do the loving work of Christ in congregations and communities so that more people experience love and belonging.
So, dear friends, we give deep thanks to God for you and for the ministry we share.

Making a Lasting Impression
“God gave us a fingerprint that no one else has so that we can make an imprint that no one else could." — Rev. Jim Chandler
True to this belief that we can all make a difference in our own unique way, Rev. Jim and Donna Chandler founded The Jim D. Chandler Fund with TMF, an endowment that will support numerous local ministries at First United Methodist Church in Round Rock, Texas.
These include “Heart to Heart Quilters,” providing handmade quilts to children facing serious illness; the “Wise Owls Initiative,” reaching out to seniors who may feel isolated; and a partnership with the Round Rock Serving Center, helping local families in crisis.
Grants

Empowering Missions
TMF expands donor impact by partnering with our grantees to amplify the church's work in the communities it serves and create the opportunity for meaningful, systemic, and long-term change.

Improving the lives of Children
Cy-Hope lives into its God-sized dream of bringing hope to at-risk children.
Rallying the entire Cypress, Texas, community to transform childhoods, making life better for its children, Cy-Hope provides counseling, fine arts programs, access to food in and out of school, and a summer camp experience for underserved youth.
Supported by a grant from TMF, Cy-Hope also developed Dierker’s Champs, a community-focused baseball program led by former Houston Astros All-Star pitcher Larry Dierker.
Learning and Innovation

Investing in Courageous Leaders
Envisioning the Church as a Healing Hub
Women with Entrepreneurial Spirit (WES) is a multiracial, multigenerational Learning and Innovation cohort committed to Spirit-led work through art ministries, economic justice, church revitalization, and innovation, creating a world where all can thrive.
The Spirit-led group met in 2024 at FAM Houston’s Shamba Ya Amani/Farm of Peace. FAM Houston works for justice by building an empowered community among refugees, immigrants, and local Houstonians. Their experience together surfaced meaningful connections and conversations about the power of mutuality.

How Does Theology Shape Church Property Decisions?
with Dr. Willie James Jennings
Sparking inspirational conversation
The generative conversations in the Igniting Imagination® podcast this year called us to think about how we can use church property in new, imaginative ways to serve the growing needs of neighborhoods. We also explored critical themes impacting the current and future church, including hospitality, the power of togetherness, and opting into joy.
The podcast is intended to inspire leaders and organizations to nurture people’s spiritual lives and remain the inspirational core of our communal lives now and into the future.
